Short answer: seepage is water finding a path into your wall. Painting over it does not work. Find the source first: a leaking pipe, bathroom, roof, outer wall crack or poor drainage. Then repair the source, treat the wall and refinish.
Signs of seepage
- Damp or dark patches that grow after rain or after using a bathroom
- Paint bubbling, peeling or flaking
- White salt deposits on the wall surface
- A musty smell or mould
- Soft or crumbling plaster
Common sources
- Pipe leaks inside the wall: the patch stays damp even in dry weather. See hidden pipe leak signs.
- Bathroom or kitchen leaks: failed waterproofing, cracked tiles or leaking joints.
- Roof leaks: cracks, poor slope or failed waterproofing letting water in during rain.
- Outer wall cracks: rain enters through cracks or poor plaster.
- Rising or ground moisture: in lower walls near the ground.
How to tell which one
- Damp only after rain: likely roof, outer wall or crack.
- Damp all year or after using water: likely a pipe or bathroom.
- Damp at the base of a wall: ground moisture or drainage.
How seepage is properly treated
- Find and repair the source (pipe, joint, roof or crack).
- Let the wall dry, as moisture left inside will damage new paint.
- Remove damaged plaster and paint.
- Apply a suitable treatment or waterproofing and re-plaster.
- Repaint once the wall is dry.
Roof waterproofing
For roof leaks, the old coating is cleaned, cracks and joints are repaired, a waterproofing system is applied and the slope is checked so water drains. Ask what system is used and what protection it gives.

No. Paint will peel again until the source is repaired and the wall is dry.
